While response times can vary, most landlords should address urgent maintenance issues—especially those affecting safety or comfort—within 24 to 48 hours. If you experience delays, refer to your lease agreement and follow up with a polite reminder.  At Prusia Properties, our typical response time is < 2 hours (via phone or text), and we typically have the issue resolved within 24 hours.


In both Oregon and Washington, whether you pay for trash and recycling services depends primarily on your lease agreement and local regulations:

  • Oregon: In many Oregon cities—especially in places like Portland—local ordinances often require landlords to provide waste disposal services as part of the rental package. This means that in many cases, trash and recycling fees are included in your rent. However, if your lease doesn’t specify that these services are provided, you might be asked to cover the cost yourself. It’s always a good idea to review your lease or ask your landlord for clarification.
  • Washington: Similarly, in Washington, many rental agreements include trash and recycling services within the rent or as part of a utility fee. That said, if your lease does not clearly state that these services are provided, the cost might be passed on to you. Again, checking your lease details or consulting with your landlord is the best course of action.

By reviewing your lease and knowing the local guidelines, you can better understand your responsibilities regarding trash and recycling fees.  Note:  with all of our rentals here at PrusiaProperties, we pay for trash/recycling.  We also pay for professional landscape services as well.  


First, check your state’s timeline—many require deposits to be returned within 21 to 30 days. If that period has passed, send your landlord a written reminder referencing your lease terms and state law. Should the issue persist, consider reaching out to a local tenant advocacy group or seeking legal advice.  At Prusia Properties, we do our very best to return your deposits on the same day as you move out.  


You might consider selling your home “For Sale By Owner” (FSBO) or working directly with cash buyers or real estate investors who specialize in quick, commission-free transactions. Make sure you understand the process, including necessary disclosures and any local legal requirements, or consult with a professional for guidance.  At Prusia Properties, we occasionally buy houses for cash so you're welcome to contact us with your home's address and we'll take a look.  


Recent trends have shifted more of the buyers’ agent fees to the buyer. However, the specifics can vary by region and individual transaction terms. It’s important to review your listing agreement and consult with a real estate professional or attorney to understand your obligations based on local practices and the details of any offers you receive.
